A contents packout is the controlled removal of your belongings from a damaged home so the structure can be restored and the belongings can be cleaned, documented, and kept safe in the meantime. This page walks the process in the order it actually happens, step by step, so you know what to expect before the first box is packed. It expands the overview on our main contents packout in Houston page: that page explains what a packout is and when it is necessary; this one explains how it runs, what you do at each stage, and how long each stage takes.
A packout is recommended, never automatic. It is the right call when contents cannot remain in the property safely or the restoration cannot proceed around them: structural drying that requires empty rooms, fire and soot contamination, sewage exposure, mold remediation under containment, or a home that will be uninhabitable during reconstruction. It is the wrong call for a small, contained loss where furniture can be moved to one dry room for two days. The decision is made with you at the initial assessment, item area by item area, and only the affected scope is packed out. Rooms the loss never touched stay exactly as they are.
Before anything is packed, every item in the affected area is categorized. Restorable items are those that professional cleaning can return to pre-loss condition. Non-restorable items are documented as total losses for your insurance claim, because their record matters even though the item itself cannot be saved. A third category holds items needing specialist evaluation, such as electronics, artwork, antiques, and documents. Triage happens first because it determines everything downstream: what gets packed for cleaning, what gets documented and disposed of only with your approval, and what can stay on site.
Every item leaving your property is photographed and entered into the contents inventory before it is packed: description, condition, room it came from, and where it is going. This inventory is the backbone of the entire process. It is your insurance documentation, our chain of custody, and the checklist your belongings are returned against. The full documentation method, including how items are valued and how total losses are recorded, is covered on our page about contents inventory and documentation for the insurance claim.
Packing is done by material and fragility, not by the armload. Fragile items are individually wrapped. Electronics are documented with their cords and components together and packaged against moisture and impact. Furniture is padded and wrapped for transport. Artwork and framed pieces are handled with archival materials. Clothing and textiles are packed for cleaning assessment, not long-term storage in a sealed box. Each box is labeled to the inventory, so any item can be located at any point in the process by its record rather than by opening boxes.
Contents move to our cleaning and storage facility in padded vehicles, in inventoried loads. Chain of custody is maintained from your door to the facility shelf: the inventory that left the house is checked against the inventory that arrives, and discrepancies are resolved the same day, not discovered months later. Your belongings are never mixed with another customer’s load, and the record of who handled what, and when, stays with your file.
At the facility, items are cleaned by the method their material requires: ultrasonic cleaning for hard goods and many electronics, professional textile and dry cleaning for garments and soft goods, ozone treatment for odor, and hand cleaning for items that cannot take immersion or agitation. Cleaning is verified item by item against the triage category. An item that does not come clean moves to the non-restorable documentation with your notification, not silently into storage. The cleaning methods, what can realistically be saved, and the storage period are covered in detail on our page about contents cleaning, storage, and return.
Cleaned contents are held in secure, climate-controlled storage for the duration of your property’s restoration. Climate control is not a luxury in Houston: an unconditioned warehouse in a Gulf Coast summer will grow mold on the very items that were just cleaned of it. Storage duration follows your reconstruction schedule, and your inventory remains accessible; if you need a specific item back mid-process, it can be located and retrieved by its inventory record.
When the structure is restored, contents are returned in a scheduled packback. Items are placed room by room against the original inventory photographs, which record not just what you own but where it was. Furniture is set, boxes are unpacked to the rooms they came from, and the return is checked off against the inventory with you. The job is not complete when the truck is unloaded; it is complete when the inventory reconciles and you have signed off on the return.
Your part is small but specific. Identify anything you need to keep with you: medications, documents, work equipment, a week of clothing, and anything of sentimental value you would rather hold than store. Flag high-value items early so they are documented to the standard your insurer will want. Be reachable on packout day for triage decisions on the borderline items, because those decisions are yours, not ours. Everything else, the sequence, the materials, the records, and the labor, is ours.
